Structural steel, concrete and balcony repairs
We repair the steel and concrete that carry your building before the damage turns up in your next inspection report.
Structural and concrete repairs deal with the parts of a building that carry load. That means the steel beams, spandrels and lintels behind the façade, the dunnage and water tank supports on the roof, balcony and terrace slabs, parking garage decks, and the sidewalk and vault out front. Banu Construction builds these repairs from your engineer's design, and we sequence them with the façade work around them so the wall gets opened and closed once.
What we deliver
-
What's behind the wall, on record.
We open up, photograph what we find and send it to your engineer before the scope is set.
-
Field questions go to your engineer.
When what's in the wall doesn't match the drawings, we stop and wait for their answer before going on.
-
Steel protected before it's covered.
Exposed steel gets cleaned, primed, painted and waterproofed before the masonry goes back.
-
Drops we rig ourselves.
Spandrel, slab edge and balcony work runs from drops hung under our own Special Rigger license.

Questions about structural and concrete repairs
Who designs structural repairs?
Your engineer does. Structural work needs a design from a licensed professional engineer and, in most cases, a DOB permit. Our part starts with those drawings. We open up the work, show your engineer what's there before going further, and build the repair they designed.
Why is the steel behind our brick rusting?
Water. Many New York buildings from the early 1900s through the 1960s have steel spandrel beams, lintels and shelf angles buried in or behind the masonry. Once the joints and flashing fail, water reaches that steel, and it rusts, swells and cracks the brick around it. Repair the steel and close off the water path in the same job, or the rust comes back.
Do parking garages have their own inspection law?
They do. Local Law 126 of 2021 also requires periodic inspections of parking structures by a qualified engineer. Garages in the Bronx, Queens and Staten Island are in the current filing window, which runs through December 31, 2027. When the report comes in, we carry out the repairs it lists.
Can you repair our sidewalk and vault after the shed comes down?
Yes. Shed posts, scaffold bases and delivery traffic are hard on a sidewalk. We repair or replace the flags, curbs and vault roof, and we pull the DOT permits the work needs.
